Many people have questions about real estate transactions, and rightly so. But I must be Batman because I got rid of the Riddler… No confusion here!
How do I get my house ready to sell?
Make sure everything works properly, like the heating, plumbing, and electricity. Keep each room clean, tidy, and without any visible damage. If necessary, I can stage it for you to really give it class – to make it a contender.
Do I need a home inspection before selling?
It’s a good idea to get an inspection to help sell the house for a better price. Some buyers want to see one before buying. Better to be safe than sorry. You don’t want anyone muttering, “What a dump.”
How long does it take to sell a house?
It can take from a few weeks to a few months, depending on the market. If it’s a hot market, the house could sell quickly. But if it’s slow or has issues, it could take longer. My typical timeframe is 1 week. Yup, you heard that right.
How much should I sell my house for?
It depends on things like the neighborhood, the age and condition of the house, and the market. I start with a free property assessment to help give you the best information. You want to get the most, of course, but above all, I’ll shoot you straight about what you can get.
Why is my house's assessed value different than its market value?
Assessed value is for taxes and is set by the government… Ugh, I know. Market value is what a buyer and seller agree on. There’s usually a difference between them. The assessed value can affect taxes and market value.
Are real estate prices negotiable?
Yes, the price of a house is negotiable unless you’re working with a real hardball. Then we’ll use the Force. Buyers may be able to negotiate a lower price if there are more houses for sale than buyers, while sellers may be able to negotiate a higher price if there are more buyers than houses.
What is an agent’s commission fee?
When you sell a house with the help of a talented real estate agent, they get paid a deserved commission fee by the seller. This is usually a percentage of the final sale price of the house. This fee is typically split equally between the seller’s agent and the buyer’s agent, but I take a smaller fee. This puts more back in your pocket.
